Although the information provided by the Ministry of Housing comes with some delay as right now only the information for the first quarter of 2020 has been released, only for the province of Malaga and not specifically for Marbella and Benahavis, I think it is quiet interesting to see the numbers of closed transactions depending on the price. Although I know that the numbers for Marbella and Benahavis are going to be different, it can be seen in the chart and table below that 83% of the transactions are done below the 300.000 € price with 50.5% below 150.000 € and only 1.8% on top of 900.000 €. Therefore, more than half of the transactions of the Malaga province are done below 150.000 € and just a few over 900.000 €.
However, it is also interesting to see that in the last years, the percentage of transactions in the higher range (see charts on the side) has been going up from about 1% two years ago to reach almost 3% at the end of 2019.
For the lower range, below 300.000 €, the tendency goes the other way, that is descending. It went from 89% at the beginning of 2018 to be below 85% now with a continuous downward trend. Combining those two charts, we can extract that the buyers are moving to a higher range of price when buying properties at the Costa del Sol. It would be interesting to see how this tendency evolves with the effect of the covid-19 on the market.
